York University Southwest Precinct Plan

What's New

On September 8, 2015 the City of Toronto will hold a Public Meeting under the Planning Act at the North York Civic Centre, Council Chambers, 5100 Yonge Street. North York Community Council will receive input and review the proposal and any other material placed before it, in order to make recommendations on the applications. These recommendations will then be forwarded to Toronto City Council for its consideration on September 20, 2015.

York University and Urban Strategies have prepared the York University Southwest Precinct Plan. The Precinct Plan builds on the principles of the York University Secondary Plan and is a guiding document intended to provide a flexible framework to achieve the long term vision for future development in the Southwest Precinct. The York University Secondary Plan requires the preparation of a Precinct Plan prior to the approval of non-university development in the Edge Precincts.

The Plan includes design concepts and development guidelines for the implementation of public infrastructure (streets, parks and open spaces and potential community services), as well as appropriate land uses and built form of new infill development in the Southwest Precinct.

A preliminary report for the York University Southwest Precinct Plan, in tandem with the Plan of Subdivision, Official Plan and Zoning By-law Amendment applications for the lands at the south-east corner of The Pond Road and Sentinel Road, was considered by North York Community Council on August 12, 2014 and adopted with amendments. Draft Plan of Subdivision Application

York University has submitted a Plan of Subdivision application which proposes to establish 8 mixed-use development lots, two future north/south public streets and two future north/south private streets within the larger block bound by The Pond Road to the north, Sentinel Road to the west, the extension of Ian Macdonald Road to the east and Assiniboine Road to the south.

Official Plan and Zoning By-law Amendment Applications

The Official Plan and Zoning By-law Amendment applications submitted by FCS Developments Inc. proposes the construction of three privately owned buildings on the south-east corner of The Pond Road and Sentinel Road, south of the York University Campus Core. The proposal includes two 6-storey residential buildings with commercial uses at grade and a 2-storey commercial building. The proposed buildings would contain approximately 474 units (800 beds), marketed to students, which equates to 28,935 square metres of residential gross floor area and includes 4,648 square metres of retail, and 295 square metres of office space.

On January 20th, 2015, City of Toronto, City Planning hosted an open house and community consultation meeting for the York University Southwest Precinct Plan. The community had an opportunity to provide feedback on the Precinct Plan, Urban Design Guidelines, Official Plan and Zoning Amendment applications for two 6-storey residential buildings with commercial uses at grade, and a stand alone two-storey commercial building. A Plan of Subdivision application was also presented which proposes new public and private roads. The Community Consultation Notice can be found here.
