Requesting a Tax & Utility Certificate

On-line Tax & Water Certificate service

You can order your certificate online as of February 2016, visit Tax & Utility Certificate Service to place your request. The process is easy, quick and convenient. Just enter your firm's information, provide an email address and a credit card, within 2 business days your certificate will be ready for download.

The fee for this service is $65.98 for a Tax Certificate and $50.75 for an Utility Certificate.

Verbal updates on any Tax or Utility Certificate purchased will only be provided up to six months from the date the certificate is purchased. Updates can be obtained by phone or Contact Us at one of our listed options.

Mail-in or drop off Certificate request service

If you wish to send in your Tax or Utility Certificate request with payment, the processing time is 15 business days of receiving the request.  Peak times may result in longer service time.

Incomplete requests may be returned for further information.

In order to request a Tax or Utility Certificate please submit your request in writing along with a cheque.  Please note we cannot accept credit cards for requests that are not ordered online.  If you are dropping off your certificate request to our Tax and Utility Counters you may pay by cash or debit, for mailed in written requests payment is by cheque only.

In Person:    Requests can also be dropped off at any of the Tax and Utility Counters.

Be sure to identify the correct property. If you do not have the full property information, you may obtain the assessment roll number for the property from either the Municipal Property Assessment Corporation  or by phone 1-866-296-MPAC (6722) or Contact Us at one of our listed options.

For mailed or dropped off requests, Tax and Utility Certificates will be mailed to the return address provided with the request unless pick up is arranged. Pick up will only be available at the North York Civic Centre, 5100 Yonge Street.
